No 2 Broadgate is a luxury, boutique bed and breakfast in Barnstaple, which is just for grown ups. This unusual B&B forms part of a stunning Georgian house, in the historic Saxon area of Pilton, and is therefore full of beautiful period features. Furthermore this Grade II listed building was built in 1611 by Lord Parminter, who was, most notably, a wealthy shipping merchant and local landowner.

This delightful home dominates the Barnstaple skyline as it has for over 400 years, consequently, it also commands beautiful views. It perches high above the town centre, and hence, overlooks the delightful North Devon countryside. The B&B is hidden away behind a high stone wall and old blue coaching gates, making it a sanctuary for those visitors wishing for a little peace and quiet. The guest house itself faces due south, which as a result, allows the house to be flooded with natural light and warmth all year round.

The location of this Bed and Breakfast is situated most conveniently for access to the town, however, it is just far enough away to avoid the hustle and bustle. It is a short scenic walk to the High Street, via the narrow cobbled pathways, that weave their way past Pilton Church and other notable landmarks close by. The 12th century Pilton Priory, Bull Hill House and its adjoining Alms houses, are all great examples of Pilton’s history, and as a consequence, it’s beauty. In addition, the Bed and Breakfast is less than half a mile from the popular Tarka Trail and South West coast path.

This elegant accommodation is tastefully and luxuriously furnished. The guest rooms have unusual pieces of furniture and quirky artwork and artifacts. Booking Information:

There is a single occupancy discount available, reducing the room rate by £5 per night. A valid Debit or Credit Card is required to guarantee a reservation. The payment can be taken at any time after reservation, and prior to check in.

No 2 Broadgate Bed and Breakfast Terms and Conditions:

We would like to request that you please take a moment to read our terms and conditions. Unfortunately, we are unable to accept responsibility for any discrepancies, arising from those that do not familiarize themselves with our policies. A new reservation will be converted to a secure booking, once we have verified all of the requested payment details, in addition to, confirming availability.

Credit Cards:

Whilst we are happy to give guests the opportunity to pay by credit card, as a small business, we pay proportionately more by way of bank charges. In order to remedy this fact, we do apply a 2% surcharge to all major credit cards. There is no surcharge for debit cards. All major Credit Cards: 2% Debit Card: 0%.

Cancellation Policy:

In the unfortunate event of you having to cancel your reservation, we request that you do so at least 30 days prior to your booked arrival date.

Cancelling your booking within the 30 days of your booked arrival date, will make you liable for the full rate of your booking.

Please note that failing to show up for your booking, for whatever reason, will also make you liable for the full rate of your booking.

However, we will always try to re-let the room/s, and at our discretion, we will consider a reduction of these charges if no loss results.
